Isn’t the role of a solicitor or conveyancer to review the land contract and advise the purchaser about any potential concerns? To a point, yes but it’s not quite so simple.
A solicitor or conveyancer’s role is to review the contract to identify land information, negotiate contract conditions and execute the exchange and settlement. They can certainly determine if a block is bushfire or flood affected, or what easements and restrictions exist in relation to the block. However, they do not have the expertise to understand and advise on the design, construction and financial considerations for the home build based on the information they’ve reviewed.
